What are the due dates and penalties in Property Tax?

You are required to pay the Entire property tax before the first quarter or 30th June is given a rebate of 15% on total tax. Any delay in the payment of property tax will attract penal interest @ 1% for every month of delay.

What are the concession for Property Tax?

These are the concessions for property tax.

  • A concession of 30% is given to Senior citizens, women and physically challenged.
  • Rebate of 30% to Ex-service men.
  • Rebate of 20% to group housing flats upto 30th June of financial year.

How to calculate property tax in Delhi?

The MCD uses the ‘Unit Area System’ for property tax calculation. The formula used for calculation is Property tax = Annual value x Rate of tax

And  Annual value = Unit area value per sq metre x Unit area of property x Age factor x Use factor x Structure factor x Occupancy factor.

For example-

Consider, you have a 1,000-sq ft self-occupied residential property in a colony that comes under Category B.

Unit area value= Rs 500 per sq metre

Unit area = 100 sq metre.

Age factor= 0.6

Use factor= 1

Structure factor= 1.0

Occupancy factor= 1.0

Annual Value = 500 x 100 x 0.6 x 1.0 x 1.0 x 1.0 = Rs 30,000

Property tax = Annual value x Rate of tax (as mentioned above in category B tax rate) = 30,000 x 12% = Rs 3,600

Net property tax = Rs 3,600

What are the login intructions to pay property tax?

You need to follow login instructions which are given below to pay property tax or view tax reports and more-

  1. New Users will have to Sign-up/Register to Pay Tax.
  2. New Users not sign-up earlier on this portal, kindly Sign-up/Register before login to Pay Tax.
  3. Existing Registered/Sign-up user logged in by using (as per their Sign-up details)
    1. Mobile Number and OTP OR
    2. User-ID/Password (Email and OTP)
  4. Sign-up (New User) has two options,
    1. Individual/Pvt. Taxpayers should use Mobile and OTP,
    2. Govt/board/corporations can use User-ID/Password (Email and OTP)
  5. Officer login is for the Administration purpose.
  6. Bank login is for the Bank purpose.

What are the instructions to file a property tax return?

  1. First-time Taxpayer should search the property from old Legacy data using “Search property” option that appears after login.
  2. Existing Taxpayer can pay tax by clicking on “Pay Tax” under “ACTIONS” button.
  3. Unique Property Identification Code (UPIC), a 15 digit alphanumeric code is mandatory to pay tax for every property.
  4. In case your property don’t have UPIC, kindly “Apply For New UPIC”for payment of property tax.
  5. Authorized Persons May Sign-Up On Behalf Of Govt./State/Organisation/Public Institutions.
